Rental Conditions

Do you have your eye on a property in a project? Before we rent a property to you, we will investigate your (financial) background. That's why we ask you to provide a number of documents with your registration right away. Therefore, use this checklist so that you (digitally) can collect all information. You can then register on the page of the relevant project and upload all required documents.

Assessment Criteria

To qualify for a free sector rental property, a number of assessment criteria are used:

  • Your gross monthly income should be 4 times the monthly rent (3.5 times is negotiable). Holiday pay and fixed allowances are included;
  • Your partner's income is counted for half (50%).
  • For candidate tenants who both receive AOW (state pension), both incomes can be counted at 100%;
  • Security deposit of two months' rent;
  • You must have an employment contract of at least one year.
  • Zero (0)-hour contracts cannot be counted. Contracts through a secondment agency/ temporary employment agency/payroll organization are assessed based on the conditions.

Note: If your income does not fully meet the income standard (if your gross income is 3.5 times the monthly rent), there are possibilities to rent under the condition of an increased security deposit or bank/rental guarantee. If you earn less than 3.5 times, unfortunately you cannot rent a property through us. Deviations from e.g. employer's statement or BKR registration are considered in the assessment at the discretion of the landlord.
